If you are already working with a REALTOR®, he or she may prefer to provide you with their own materials.  You should work with one person. 

 

Note:  not all REALTORS® tell me about their open houses so I can list them.  Two have directly asked to be omitted.  But I try to list all about which I know.  The thought is:  One couple may drive across town to see one open house, but four couples may drive to see four open houses.  More traffic is good for all of us.  If someone comes and buys what would be my Seller's competition, that's just one less to be sold before my listing goes!  It's a win-win-win for Buyers, Sellers, and REALTORS®.

Also, I don't take listing outside of Piney-Z as a normal practice.  I believe you get the best service from a REALTOR® who specializes in the area you want to buy--and Leon County is just too big to specialize in.  (See what the Author of "The Fearess Home Seller," Elizabeth Rozzi, said on NPR about not using a neighborhood specialist--Click here).  If you see me with a non-Piney-Z listing, it is a friend for whom I'm doing a favor and making an exception (and giving less than my best service).  Still, you may want to know there are REALTORS® who do not want to be included in my free advertising for this neighborhood.  They may prefer to keep people off my web site so they won't stay too long and learn such esoteric secrets as "Neighborhood Specialists."    Your call. 

By the way, would you have your Internist set your broken leg?  Or would you want a Specialist?

When contacted by unrepresented Sellers, I may include their homes if they will cooperate with me (i.e., pay me a minimum 3% commission and agree not to advertise the house at a lower price than they give me to advertise).
