As promised, here is the testimonial for you to put on your website or put to any other use you deem necessary. 
 
You claimed on your website that you wanted to be the kind of realtor to others that you would like to have acting on your own behalf.  In my case, you far exceeded any expectations i have had and developed with realtors over that past 20 years.
 
For the benefit of your future customers, i would like to list a few of the more impressive highlights.
 
Preparation.  From the beginning, your detailed spreadsheets about the local market, showing the asking and final sales price, etc. were invaluable.  The data provided helped me to figure out what a fair first offer would be and where we might end up on price, give the market over the last six months.   Armed with your data, i felt much more confident about the negotiating process and a general idea of where things could end up.
 
Specific Knowledge.  Piney Z is your specialty area, and with that comes specialized knowledge.  I wouldn't speculate on non-Piney Z areas, but your encyclopedic knowledge of Piney Z added to the quantitative knowledge you provided above. For example, when considering whether to make offers based on the average per square foot price, you were able to add specific pieces of knowledge about each property that informed whether that property had features that would make worth a little more than the average per square foot price or, conversely, whether there were attributes that might suggest a lower than average square foot price. This made be completely comfortable in the price discovery process.
 
Mortgage Banking.  Again, the quantitative information you provided was invaluable in selecting and obtaining a mortgage even in these credit constrained times.  The interest rates your companies offerred were at or below advertised interest rates at bankrate.com.  Your companies had the liquidity to make the deal close.  You data and knowledge made the mortgage application and approval process transparent.
 
Service.  Bill, you were accessible almost 24/7.  If you didn't actually take my calls when placed (and you answered them by the second rign about 90 percent of the time) you promptly returned them.  You were similarly prompt in answering emails.  In all instances, you either answered my questions, got back to me with the answers, or, where there was some delay in obtaining answers, sent me emails updating me on the status of my questions.  But it doesn't stop there. You also were able to quickly provide vendors even at the last minute (steam cleaning, for example), and ran down for me other vendors and services needed to complete the closing.
 
    But wait, there's more.  We locked in my interest rate two days after the feds bailed out fannie mae and freddie mac and got a pretty darn good mortgage rate.  Notwithstanding the good rate we actually got, as recently as a few days before closing you were still shopping to see if there were a better interest rate out there.
 
Honesty.  Finally, the honesty part.  In selecting a realtor, you cant really tell for yourself how honest and competent your realtor is until after closing and the move, which is why "trust" is so important.  The way to test the competence and integrity of your realtor is to reality test what they say.  By this, I mean that one compares the representations a realtor makes in their advertising and statement they make to you about the market or the property, etc., against the reality of what is happening.  These real world events provide objective verification to what the realtor is telling you.  The greater the consistency between events on the ground and what the realtor says, the greater the level of competence and integrity on the realtor's part.  Just in my opinion.  Applying this test to you,  you were dead on and nothing, absolutely nothing, happened that was different from what you were telling me. Ranging from questions about the mortgage company to appropriate offers to when to accept a price to -- again any number of issues-- everything you told me was  verified in the harsh real world test.

Given the state of the financial market and the intricacies of the "short sale" process, I am not sure how many agents would have held up under all of the pressure that you had to endure. My wife and I have had the distinct pleasure of both buying and selling a home through Bill Groover.  The entire process went so well that I felt compelled to write this letter.  I hope that you will read it and take it to heart.  I would also encourage you to call either one of us at (850) 878-4496.  We would be happy to talk further with you about our experience.

Before I tell you about the great, unexpected things that Bill did for us, let me just tell you that we’d had bad experiences with real estate agents in Pompano Beach and so were cautious when hiring him.

I decided to call Bill based upon the work that I saw him doing in our neighborhood of Piney-Z.  I could tell that he was more involved and educated about Piney-Z than anyone else.  I figured that he would know all the intimate details about the amenities that we have and would be able to communicate to a potential buyer why our house would be worth more than a similar house in a different neighborhood.  I can't believe how right I was about this!

From the second that I called him, Bill went out of his way to help us through the sales process.  In fact, the bulk of the work that he did for us came before we had even signed a single piece of paper.  Bill sold our house in 3 weeks, for $10,000 more than the highest price I thought I could ask for.  We were absolutely stunned, and I haven't even gotten to the best part yet.

While combing through our paperwork and getting ready for the closing, Bill discovered that the title company made a mistake when we purchased the house.  The result was that we had been overpaying our property taxes for several years.  But Bill didn't just let me know this... he personally made it his mission in life to get that money back for us.  He made numerous phone calls to that title company and was able to get us a check for every penny.  I didn't have to lift a finger.

He also helped us to find another home here in Tallahassee.  Finding the perfect home was more challenging, but we ultimately did it.  In fact, we stayed in Piney-Z because we love everything about it.  Before we found our current home, Bill patiently showed us many other houses.  Each time, Bill thoroughly researched the property that we were interested in.  He was always available to us and made us feel that we were his only clients (which I know was not true).

Bill's knowledge of Real Estate far surpassed others with similar time in the field.  But as much as he knew, there were some things that he didn't know.  I really appreciated that he never, ever made up an answer.  If he wasn't 100% sure about something, he made a point to get back to me on it promptly.  I've never had anybody in ANY field do this and it really shows a high level of professionalism.

When it came time to sign paperwork, Bill took as much time as we needed to explain what everything meant.  He did this once for me, and then again for Carla.

In short, Bill Groover is professional, reliable, friendly, hard-working, and courteous.  Whether you're buying or selling a home, I can tell you from personal experience that he will work very hard to serve you above and beyond the call of duty.
