How Bill Operates

Ever hear someone say, “Three things sell real estate: Location, location, location”? Then why does Barnes & Noble have several shelves full of books on how to sell real estate? It takes that many books to say three words? And how come 20% of the REALTORS® sell 80% of the real estate? Are they the only ones who know the three words? No!

 The three things that sell real estate are marketing, sales technique, and the property itself (which includes floor plan, condition, price, and location).

The proof is when one house sells for $127/SqFt and two other houses on the same street that SHOULD have been put on the market at $133/SqFt (better builder, more upgrades) are actually put on the market for closer to $121/SqFt.  Because all REALTORS® are not created equal!

Yard Sign, Directional Signs, & Flyers
I have professional personal yard signs which will include info boxes and a ryder (an extra line saying something like: “Open Sat & Sun 2-5”, “4 bedrooms”, or “Home Warranty Included”). 

Compare my flyers with those who even bother to use them.  I use a full color front, and the back tells your buyer why the high homeowners' association fees we pay are actually a good deal.  As soon as you approve the design, I copy them and put them in your box. I will keep an eye on the info box to keep it stocked, but since a box can get emptied quickly, it is good team work for me to keep you stocked so you can watch and replenish the supply, also.

Open Houses
If we sign soon enough in the week to get an ad in Sunday's paper, I will hold your house open Sunday, 2-5 PM, the first week (unless previously committed).  I will try to hold as many Open Houses as you want, but a minimum of one per month if possible.

Help in pricing and preparing your home
Your house will sell quicker if it is well presented and properly priced.  I have DVDs prepared by a real estate expert, David Knox, that I will loan you. I will show you what repairs and improvements will pay for themselves. I will also help you determine the price range that will help you set a fair price for your house. We can’t change the location or the floor plan, but we can offer your house in its best light and for a proper price.

Internet
According to the National Association of REALTORS® research, over 80% of home buyers used the internet in their purchase of a home last year.  

Count on that number being higher this year. All my adverting points people to my web site which promotes Piney-Z Plantation. Your house will become a featured listing with its own web pages, photos, and virtual tours. Click on http://www.billgroover.com to see for yourself.

I will also include your house on realtor.com and floridaliving.com.

 
Multiple Listing Service
Ninety percent of homes sold in Leon County are sold through the MLS. This automatically makes your house available to people using several other internet search programs such as realtor.com. Recent survey's show internet marketing is becoming much more effective than newspaper.

I taught at the bachelors and masters degree levels for over ten years. I can teach you what you need to know to understand the real estate transaction

Advertisements
I will run newspaper ads for the open houses that simply says, "Open houses in Piney-Z, see www.PineyZHomes.com/opens for details".  I then contact every REALTOR® with a listing in Piney-Z and tell them I'll add their open house to my list if they choose.  The theory is, one person may drive across town to see one house, but five people may drive cross town to see five houses.  We all will!

. Between the Contract and the Closing
I help with the paperwork and details (arrange for and be there for the Wood Destroying Organism inspections and other inspections as needed, assist the appraiser if necessary, arrange for yard maintenance if needed, assist the buyer in coming back over for other purposes, and too many other things to list!). I'll earn my money!

Anything Else
