Valuable Information for Home Sellers in Piney-Z

Imagine you’re trying to sell your house to one of the very few Buyers out there looking. One of them, in town for the weekend to find a house, sees your yard sign and calls your REALTOR®. What do you want him or her to say?
A. I get off my "day job" at 5:00 PM. Does that work for you?
B. I live in Killearn Lakes, and will be there as soon as I can drive 12 miles down . . ..
C. I live in Southwood. Would you like to see some of what we have over here, too?
PD. I live a couple of blocks away and can probably be there by the time you walk around the back yard.
Before you list, ask: Are you full time? Where do you live? Where is your office? How often are you available to show houses?

Call Your Neighbor, Bill!
Here's an idea. Before you list with anyone, drive around the neighborhood and look at signs. Pick three or four REALTORS® and call them. Ask to see their listing. What do they say? How quickly can they be there or have someone else there? Then meet with them. Once there, look at their on site marketing. Is there a Home Book to answer questions when they are not there? If you wanted to make an impulse offer on the spot, do they have a contract with them (I leave one in the back of my Home Book). Tell them you've got to sell a house in Killearn Lakes in order to buy. Will they try to list you, or will they try to get you in contact with a neighborhood specialist there to list it? And extremely important in Piney-Z, ask about the CDD's!
